About CEDS Estimating

A professional construction estimating company built to help contractors, subcontractors, builders, developers and owners prepare accurate, organized and bid-ready project numbers.

About CEDS

Estimating & Design Support Built Around Real Projects

Estimating a project shouldn't mean spending your entire evening measuring drawings after you've already spent the day on the job. CEDS Estimating exists so construction professionals can hand off the time-consuming side of estimating — the takeoffs, the quantity work, the organized cost information — and get back what they actually need: reliable numbers prepared for their bid.

We provide construction estimating and quantity takeoff, material takeoff and construction cost estimating — plus design services and drafting including as-built drawings and plan review — for projects across the United States. Whether a contractor needs support on a single trade during a busy week or ongoing estimating help across a pipeline of projects, we fit the service to the project rather than the other way around.

Our work is grounded in careful plan review and clear communication. Before any estimate or design package begins, we confirm the scope, the drawing set, and the format you want your results in. That way there are no surprises on bid day.

  • Residential, commercial, industrial and multi-family projects
  • Estimating and design services for every stage of the project
  • Takeoffs structured the way your team prices work
  • Assumptions and inclusions clearly documented

Our Mission

Our Mission

Accuracy First

Quantities are measured carefully from the drawing set and reviewed before they are delivered.

Clear Scope

You know exactly what is included, what was assumed, and what is still needed.

Deadlines Respected

We plan turnaround around your bid date, not ours.

Organized Deliverables

Estimates are structured so your team can read, price and present them with confidence.

No Surprises

Assumptions are stated, inclusions are listed and any scope gaps are flagged before they reach the bid.

Experience That Counts

Our team has prepared estimates across residential, commercial and industrial projects, bringing practical knowledge to every set.

Our Approach

Our Approach to Estimating

Good estimating starts with reading the documents — not just measuring them. Our approach begins with a review of the full drawing set and specification to understand the scope, the construction type and the level of detail expected.

We then prepare the takeoff or estimate in the format that works for your bid: structured quantity reports, material lists, or division-level cost estimates. Throughout the process we keep assumptions visible and flag anything that needs your attention, such as missing sheets or unclear details.

This is what makes CEDS a professional construction estimator rather than a measurement service. We deliver information that a contractor can actually build a bid around.

Our Estimating Process

01

Review the documents

We read the drawings, notes and specifications to confirm the scope.

02

Confirm requirements

We agree on the format, inclusions and turnaround before work begins.

03

Complete the takeoff / estimate

Quantities are measured, organized and checked against the scope.

04

Deliver bid-ready information

You receive the estimate in the agreed format, ready for your proposal.

Why It Matters

Why Professional Estimating Matters

An estimate is more than a number — it is the basis for a bid, a budget, a lender decision or a change order. When quantities are incomplete, the consequences show up later: margin erosion, budget overruns, or proposals that simply don't reflect the work.

Professional quantity takeoff services give construction teams a complete picture of what a project includes before they commit to a price. A well-organized takeoff highlights everything from concrete volumes to linear footage of piping, so nothing gets missed when the estimator prices the work.

That is also why many contractors choose to outsource estimating. When bid season is busy, the fastest way to get good numbers is not to work longer hours — it is to bring in estimating support that is already set up to handle takeoffs quickly and accurately.

What a Takeoff Offers Your Bid

  • A complete inventory of the quantities in your drawings
  • Material lists structured for supplier pricing
  • Trade packages that make sub quotes easier to compare
  • Assumptions documented so scope is defensible after award

Takeoff vs Estimate

The Difference Between a Takeoff and an Estimate

A quantity takeoff answers the question: "what is actually in these drawings?" Quantities are measured from the document set — cubic yards of concrete, squares of roofing, linear feet of conduit, gallons of paint — and organized by division or trade. A takeoff gives your pricing team the raw material they need to build a price.

An estimate goes a step further and applies cost to those quantities. Material prices, labor rates, equipment, subcontractor scopes, allowances, overhead and profit are brought together to produce a projected construction cost estimate. Most CEDS projects involve a combination of both: a detailed takeoff structure plus the cost information a contractor needs to prepare a bid.

In Practice

  • A takeoff is the measurement; an estimate is the pricing.
  • Takeoffs can be reused if material prices change before the bid.
  • Accurate takeoffs are the foundation of a reliable estimate.
Our Commitment

Our Commitment to Clients

We treat every document set as a real project, because it is. That means reading the drawings rather than skimming them, asking questions when something is unclear, and delivering information that matches what you asked for.

You can expect straightforward communication about scope, assumptions and pricing — before we start. If a project is bigger than we can handle in your timeframe, or outside our depth, we will tell you honestly rather than take on work we can't do well.

  • Honest scoping and realistic turnaround commitments
  • Documents handled carefully and never published publicly
  • Estimating support that scales with your bid calendar
